The three main types of Custom Home Builder
“Customer home builder” can mean different things depending on who you ask. Some custom home builders specialize in certain types of homes and not every builder will be right for your project. The builder that you choose will be largely dependent on how exactly how “custom” you want your custom home to be. While there are many degrees of specialty, custom home builders can be divided into three main groups.
1. Personalized home
In a personalized home, cosmetic aspects of the home may be customized. Typically there will be a pre-determined floor plan but you’ll still be able to make your own design choices in terms of flooring, countertops, cabinetry, etc.
This can be a good option if you are on a tight budget, but keep in mind that larger customizations such as changing the sizes of rooms, adding windows or having higher ceilings won’t be allowed.
2. On Your Lot Build
This option offers more room for customization than the first. In this scenario, you will be able to choose from a selection of floorplans and the builder will then build your home on the lot you already own in a specific area. While floor plans are still somewhat set, you will have more options such as adding square footage to a certain room or having a three-car garage.
With this type of home, you can save time on the design part of the process since there is a limited number of floorplans to choose from, but this can also mean making compromises if you have something very specific in mind.
3. Design Build
Hiring a custom home builder that does design-build gives you the greatest degree of customization. These builders work directly with an architect to help design and build a home that is exactly how you envision it. You can choose any room layout you wish and you will have a much larger selection of finishes, fixtures, and appliances to choose from.
A design-build home will often take longer to complete but the end result is that you will have a completely unique home without having to compromise on your vision.
